The role

 

We’re looking for a commercially sharp, people-focused Head of Property (South) to lead in each division across the South of England and Ireland, along with our UK property team. You’ll work alongside our Head of Property for the North division, to manage the estate of over 1,000 properties made up of retail, industrial and office space, reporting into our Director of Property. This is a high-impact role where your leadership will shape the future of our estate, support our partners, and drive our ambitious growth and estate management plans.

As Head of Property South, you’ll be the strategic lead for all things property for your divisions from new store acquisitions and relocations to full estate management. You’ll oversee a team of up to 7 professionals, guiding them through a rolling programme of projects that support our retail strategy. You’ll ensure every transaction is commercially sound, legally compliant, and aligned with our long-term goals.

 

Your day-to-day will be varied and dynamic. You’ll help manage a rent roll of around £90 million, ensuring payments for rent, service charges, rates, and insurance are accurate and timely. You’ll manage the team to negotiation on rent reviews, lease renewals, and break clauses, always looking for ways to reduce risk and maximise value. You’ll also be the key contact for outsourced consultants, legal advisors, Rating advisors and Agents ensuring we get the best service at the best price.

 

But this role isn’t just about property, it’s about people. You’ll coach and develop your team, fostering a high-performance culture where everyone is clear on their goals and supported in their growth. You’ll be a trusted advisor to senior leaders across the business, from Business Development and Retail to Legal and Finance, helping to align property decisions with broader business objectives.

 

You’ll support and manage our admin team and coordinate with our property support coordinators. You will provide expert input on everything from landlord disputes and service charges to warehouse and head office space planning. Your knowledge of UK and ROI property law will be essential, as will your ability to influence, challenge, and collaborate across all levels of the organisation.

 

We’re looking for a highly experienced person with a strong background in commercial high street property, advanced landlord and tenant knowledge and a proven ability to lead teams and manage complex projects is required. You’ll be confident, have engaging communication skills, detail-oriented, and passionate about delivering results whether that’s securing great deals, resolving a partner issue, or helping a team member grow. Due to the divisions you'll be supporting the role needs someone who is based in the South of the UK to ensure the travel requirements are manageable.
